Furnace maintenance and annual tune-ups in Hamilton

Furnaces fail on the coldest days because that is when they work hardest. An annual tune-up finds the worn igniter, the dirty flame sensor and the cracked heat exchanger before they find you. Tune-ups are booked across Hamilton, Ancaster and the surrounding communities.

What the tune-up covers

We open the furnace up and go through it the way the manufacturer specifies: burners, flame sensor and igniter cleaned and inspected; heat exchanger checked for cracks and corrosion; blower wheel, motor and capacitor tested; gas pressure and manifold pressure measured; every limit and safety switch tested; venting, intake and condensate drain inspected and cleared; filter replaced; thermostat calibration checked.

Then we run a combustion analysis on the flue gases. It is the one test that shows whether the furnace is burning cleanly and efficiently, and it is the test most quick "furnace checks" skip. The full checklist is in our guide to how often a furnace should be serviced.

Why once a year

Most furnace manufacturers require annual professional maintenance to keep the parts warranty valid, and a furnace that is cleaned and adjusted every year runs closer to its rated efficiency for its whole life. The difference on the gas bill is real, and so is the difference in how often you call us for repairs.

Early fall is the best time, before the first cold snap fills everyone's schedule. We will remind you when yours is due.

What a tune-up costs

A full annual service on one gas furnace, with the combustion analysis and the written report, is typically $129 to $199 in the Hamilton area in 2026. A second furnace or a boiler in the same visit is priced lower. The price is confirmed when you book, and anything the technician finds is quoted separately in writing before it is touched.

Maintenance plans

A maintenance plan books the annual tune-up for you, gives plan members priority scheduling when the weather turns, including on the emergency line, and takes a set percentage off any repair during the year. Ask about current plan pricing when you book.
